Assessed rural land value

The value the province assigns to the land to calculate the tax; it is not the market price.

It is the value that the provincial body assigns to the parcel as the basis of the real estate tax. It is updated by regulations, not by market.

It is not the sales price or an appraisal. In general it is well below the market value, and the gap varies by province and by year. It is used to estimate the tax burden, not to negotiate.
